Midpoint 18, Middlewich
Midpoint 18, a key business and distribution park, is located
two miles west of the M6, junction 18 at the edge of
Middlewich.
The M6 corridor gives Midpoint 18 the potential to serve
Cheshire, Merseyside, Greater Manchester and the Potteries within a
one hour drive time.
Midpoint 18 comprises approximately 450 acres and development is
being delivered over three phases.

Phase 1 is now complete, Phase 2 is being developed and Phase 3
is future development.
The built phase of Midpoint 18 provides over 1,379,189sq.ft. of
mixed employment use ranging from 500sq.ft. workspace units up to a
369,560sq.ft. warehouse / distribution facility.
Phase 1 provides a wide range of employment space.
Phase 2 has been developed over the last few years.

First we completed Verity Court, a 10,000sq.ft. office
development, then Valley Court - a 45,000sq.ft. industrial
development followed by a 350,000sq.ft. warehouse / distribution
facility.
Through effective public / private partnership, the opportunity
to complete The Middlewich Eastern Bypass and deliver Midpoint 18
Phase 3 is well underway.
Between 2,000-2,500 jobs have been created by the scheme so far.
An investment value approaching £100m has been created.

Hawarden Business Park (with UK Land &
Property)
This site was acquired as part of a strategic plan to deliver
the recognised need for B1, B2 and B8 properties. The fully
masterplanned 40 acre scheme has planning consent for up to
452,088sq.ft. of B1, B2 and B8 in conjunction with WAG. This
provides various design and build opportunities for potential
occupiers to be located only six miles west of Chester. Development
can accommodate buildings from 10,760sq.ft. up to 412,088sq.ft. on
fully serviced plots linked by all new site infrastructure.

Ellesmere Wharf, Ellesmere
Pochin acquired this 31 acre site, recognising the need for
essential commercial services and new homes in this area. A
masterplanning exercise was undertaken working with the local
community and stakeholders to deliver a viable development
proposal.
The proposals include a high quality mixed use development
consisting of residential, live-work units, a care home, retirement
apartments and extra care sheltered housing.
As well as the residential dwellings, a public house, cafe,
restaurant, a medical centre, pharmacy, a creche and car parking
will be provided.

A new public square at the head of the Shropshire Union Canal
has been successfully created and handed over to Ellesmere Town
Council.
A new Tesco supermarket has been built on a three acre site.
Major infrastructure works are underway.
1.1 acres of land have been sold to Shropshire Council who are
to provide a medical centre to service the local community. 1.2
acres of land have been sold to McCarthy and Stone who have secured
planning permission to build 47 retirement homes. 2.4 acres of land
have been sold to Bloor Homes who have secured planning permission
to build 36 homes. House building will commence in Spring 2012.

Northern Gateway, Deeside
In a joint venture with Goodman, masterplanning is being
undertaken for this 180 acre site allocated for B1, B2, B8,
residential and leisure.
Close working with all stakeholders will deliver major
development to this strategic North Wales site.

The Gateway, Crewe
This key site is located at the junction of Crewe Green Road and
the A5020 University Way. Since acquiring this 10 acre site, Pochin
Developments Limited have been responsible for meeting the needs of
occupiers and securing planning permission for a variety of uses,
including change of use from office consent to hotel and retail
uses. Our phased approach to development of the site has added
value and provided a viable mixed scheme. This strategic site can
deliver office headquarters for the growth area of Crewe.

The site adjoins the Crewe Business Park via the Crewe Greenway,
presenting a sustainable solution to mixed use development.

The overall scheme enabled development of offices, food retail,
fast food, housing, leisure and a medical centre. The medical
centre combines two former doctors practices with the Mid-Cheshire
Primary Health Care clinic. In addition to general practices,
facilities are included for minor operations, dental consulting,
chiropody and speech therapy. There is also a physiotherapy gym and
hydrotherapy pool.

Manchester Technopark
A joint venture between Pochin's PLC and Manchester Science
Park.
The Technopark compliments the Science Park estate by extending
accommodation options for tenant companies as well as attracting
more mature companies from elsewhere.
Having developed three buildings, Technopark has attracted
tenants from across the World and contains a new, purpose built
data centre to help bridge the gap of supply and demand of data
storage/hosting space in the city centre of Manchester.

Wharton Park, Winsford
Reclamation of over 100 acres of derelict land to form a mixed
use scheme, including food retail (70,000sq.ft.), non-food retail,
leisure, residential (300 units) and public open space.
This project included the transfer and expansion of the
nationally renowned Fords of Winsford car supermarket.
