Pochin Developments Limited has been instrumental in the delivery of developments on significant landholdings. This process involves both public and private sectors and takes ideas from their inception, through feasibility and planning to scheme delivery, including relevant infrastructure and buildings.

Case Studies

Middlewich - Midpoint 18

Middlewich - Midpoint 18Midpoint 18, a key business and distribution park, is located two miles west of the M6, junction 18 at the edge of Middlewich. The M6 corridor gives Midpoint 18 the potential to serve Cheshire, Merseyside, Greater Manchester and the Potteries within a one hour drive time.

Midpoint 18 comprises approximately 450 acres and development is being delivered over three phases. Phase One is now completed (highlighted purple). Phase Two is being developed (highlighted orange) and Phase Three is future development (highlighted blue).

The built phase of Midpoint 18 provides over 128,130 m2 (1,379,189 sq.ft.) of mixed employment use ranging from 500 sq.ft. workspace units up to the 369,560 sq.ft. Tesco distribution warehouse.

Between 2,000-2,500 jobs have been created by the scheme so far. An investment value approaching £100m has been created.

A planning application has been submitted for the Phase Three development and completion of the Middlewich Eastern Bypass.

Middlewich - midpoint 18 2The three phases of the development are shown on the Overall Development Plan. Phase One provides a wide range of employment space. Phase Two is ever changing. In 2005 we completed Verity Court, a 10,000 sq.ft. office development. In 2006, Valley Court - a 45,000 sq.ft. industrial development - was completed. In 2007, Unit 75 - a 350,000 sq.ft. warehouse/distribution facility - was built. Through effective public/private partnership, the opportunity to complete the Middlewich Eastern Bypass and deliver Midpoint 18 is in hand.


Hawarden Business Park (with UK Land & Property)

Hawarden Business ParkThis site was acquired as part of a strategic plan to deliver the recognised need for B1, B2 and B8 properties. The fully masterplanned 40 acre scheme now has planning consent for up to 452,088 sq.ft. of B1, B2 and B8 in conjunction with the WDA.

  • This provides varied design and build opportunities for potential occupiers to be located only six miles west of Chester.
  • Development can accommodate buildings from 10,760 sq.ft. up to 412,088 sq.ft. on fully serviced plots linked by all new site infrastructure.
  • 70,000 sq.ft. unit let to ALcontrol

Ellesmere Wharf, Ellesmere

ellesmere wharfPochin Property acquired the 31 acre site, recognising the need for essential services and new homes in this area. A masterplanning exercise was undertaken working with the local community and stakeholders to deliver a viable development proposal.

Outline planning permission is now in place for the comprehensive regeneration and redevelopment of the former Creamery site and adjoining land at Ellesmere Wharf.

The proposals are for:

  • ellesmere wharf 2A high quality mixed use development which is residential led, but also includes live-work units, a care home, retirement apartments and extra care sheltered housing. As well as the residential dwellings, a food store, public house, café, restaurant, a medical centre, pharmacy, a crèche and car parking will be provided.
  • The infrastructure works into the site have been completed together with a new public square.
  • Tesco have secured the supermarket site and have been granted detailed planning permission.

northern gatewayNorthern Gateway, Deeside

  • In a joint venture with Goodman, masterplanning is being undertaken for this 180 acre site allocated for B1, B2, B8, residential and leisure.

The Gateway, Crewe

The Gateway, Crewe AerialThis key site is located at the junction of Crewe Green Road and the A5020 University Way. Since acquiring this 10 acre site, Pochin Developments Limited have been responsible for meeting the needs of occupiers and securing planning permission for a variety of uses, including change of use from office consent to hotel and retail uses.

Our phased approach to development of the site has added value and provided a viable mixed scheme. The site adjoins the Crewe Business Park via the Crewe Greenway, presenting a sustainable solution to mixed use development. The scheme comprises:

  • 6,000sq.ft. retail, including Co-op Convenience Store
  • 55 bed Travelodge hotel
  • JW Lees public house
  • 780 bed student accommodation for MMU
  • Bannatynes Fitness Club
  • 3.2 acre site with planning permission for up to 90,000sq.ft. offices

Sandbach - Middlewich RoadSandbach - Middlewich Road

  • The overall scheme enabled development of offices, food retail, fast food and medical centre.
  • The medical centre combines two former doctors' practices with the Mid-Chester Primary Health Care clinic. In addition to general practices, facilities are included for minor operations, dental consulting, chiropody and speech therapy. There is also a physio gym and hydrotherapy pool.

Manchester TechnoparkManchester Technopark

  • A joint venture between Manchester Science Park and Pochins PLC.
  • The Technopark complements the Science Park estate by extending accommodation options for tenant companies as well as attracting more mature companies from elsewhere. Comprising three buildings, Technopark has attracted tenants from across the world, and contains a new, purpose built data centre to help bridge the gap of supply and demand of data storage/hosting space in the city centre of Manchester.
