Business Space/Distribution

We are committed to delivering high quality business space and distribution schemes which contribute towards the regeneration of the area, providing a boost to the local economy and creating jobs. We develop a variety of types and sizes of business and distribution space from schemes providing 5,000sq.ft. units up to 350,000sq.ft. distribution units. A selection of our current and completed schemes are shown below.


Middlewich - Midpoint 18

Midpoint 18 Overall Development PlanMidpoint 18, a key business and distribution park, is located two miles west of the M6, junction 18 at the edge of Middlewich. The M6 corridor gives Midpoint 18 the potential to serve Cheshire, Merseyside, Greater Manchester and the Potteries within a one hour drive time.

Midpoint 18 comprises approximately 450 acres, and development is being delivered over three phases. Phase One is now complete (highlighted purple). Phase Two is being developed (highlighted orange) and Phase Three is future development (highlighted blue).

The built phase of Midpoint 18 provides over 128,130 m2 (1,379,189 sq.ft.) of mixed employment use ranging from 500 sq.ft. workspace units up to the 369,560 sq.ft. Tesco distribution warehouse.

Between 2,000-2,500 jobs have been created by the scheme so far. An investment value approaching £100m has been created.

A planning application has been submitted for the Phase Three development and completion of the Middlewich Eastern Bypass.

Midpoint 18 AerialThe three phases of the development are shown on the Overall Development Plan. Phase One provides a wide range of employment space. Phase Two is ever changing. In 2005 we completed Verity Court, a 10,000 sq.ft. office development. In 2006, Valley Court - a 45,000sq.ft. industrial development - was completed. In 2007, Unit 75 - a 350,000sq.ft. warehouse/distribution facility - was built. Through effective public/private partnership, the opportunity to complete the Middlewich Eastern Bypass and deliver Midpoint 18 is in hand.

Current and completed developments at Midpoint 18 include:

  • Valley Court Phase 2 (Plot 51C) - 7 acre site with planning permission for 16 no. B1, B2 and B8 units totalling 58,500 sq.ft. Design and build opportunities available.
  • Plot 62 - 10.5 acre site with planning permission for 166,000 sq.ft. warehouse including 5,000 sq.ft. office accommodation and 125 car parking spaces, service yard, trailer parking and loading docks. Design and build opportunities available.
  • Plot 74 - 11 acre site with planning permission for two buildings of 80,000 sq.ft. and 50,000 sq.ft. Various options available to provide accommodation up to 130,000 sq.ft.
  • Plot 35 - 12 acres divided to accommodate four sites. Planning permission exists for a 45,000 sq.ft. unit.
  • Midpoint 18 Phase 3 - 220 acres to accommodate 1.5m sq.ft. of industrial, office, residential and hotel uses. Planning consent granted.
  • A 394,000 sq.ft. manufacturing plant for ERF, located on 27.75 acres of land. The development incorporated new R&D facilities, manufacturing and warehousing accommodation. A separate headquarters office building of some 24,000 sq.ft. was also constructed.
  • A 400,000 sq.ft. dry goods grocery distribution centre for Tesco.

  • Valley CourtValley Court - 11 light industrial/business units designed, built and sold - units ranged from 3,750 sq.ft. to 5,625 sq.ft.

  • Unit 75Unit 75 - a 350,000 sq.ft. warehouse/distribution facility with 16,690 sq.ft. of office space. Site area of 30.52 acres. For further information on Unit 75, please click the image.


  • Prosperity CourtProsperity Court - a partnership scheme with Cheshire County Council, providing starter business units. The scheme comprises ten industrial units - 27,000 sq.ft. of space with units from 2,500 sq.ft. that can be combined up to 10,000 sq.ft.

Hawarden Business Park, Flintshire

Hawarden Business ParkFully masterplanned 40 acre scheme with planning consent for up to 452,088 sq.ft. of B1, B2 and B8 in conjunction with the WDA.

  • Development can accommodate buildings from 10,760 sq.ft. up to 412,088 sq.ft. on fully serviced plots linked by all new site infrastructure.

Howard BasfordWeston Gate, Crewe

The Weston Gate site covers 14 acres of greenfield land. The development included:
